Document from April 2022. Skip right to the bottom to see the proposed residential development is pretty much the footprint of the existing training pitches. I suppose from a planning point of view, that’s the most logical place. Adjacent to already existing housing and next to the road for access. Yes, agreed, and easiest way, and least disruption, for getting the utilities in place. And I guess Woodlands Lane, to the west of the site, will be a private road that can't be used. Looks like the same entrance shared with The Quarters, although I appreciate theses will be rough, initial plans. But makes a bit of a mockery of the phase 2 & phase 3 plans we saw around the same time. And we've had continued talk about the expansion and getting Rovers' teams, including the Academy, all on the one site. Whether or not selling part of The Quarters for housing would be a benefit to the club, I just don't see how the land that would be left over can be used to house all Rovers' teams

Are you suggesting that they didn't carry out due diligence? The Quarters is under the ownership of the Dwane Sports umbrella and Bristol Rovers are named on the application to SGC. Maybe Wael never realised that he was going to run out of cash and didn't think about capitalising on the land until after the pitches had been laid. What is clear is that raising funds from the land is now very much on the agenda and has been for some time.

So it would have been part of the sales pitch to the Al Saeeds
And the option only popped up after Hani’s exit from Brfc
Is that about the size of it? If so, it seems that Wael might have been a bit more astute than we thought, and bringing the new owners apparent business skills on board should help execute
Or am I getting a bit carried away after a few slivers of positivity?

If your timelines are correct, then you would have to conclude that this indeed part of a cunning plan hatched quite some time before the Hussain Al-Saeed takeover. And perhaps this explains the lack of progress at the Quarters. Why the "knock down bits of it and re-build it" never happened...

I'm not sure anyone has been that clever or astute. SGC issued a statement like "we buy your car for cash" and needs land for development to fill its required new housing quota over the next 30 years, which obviously includes the possibility of developing green field sites. This is what SGC tested the water with to see what possibly could be out there when it came to land availability. Rovers went for it because football sustainability was becoming and probably still is a problem. What is disappointing is the consideration of even selling part of one of the club's crown jewels which can only increase in value. I'd rather see the new owners reset the entire club that has seen the previous owners blow 30 million plus over the last seven and a half years and yet still the team remains 10th in League 1 The Al Saeeds have a lot of hard work ahead of them to turn the ship around and stop sailing in choppy waters everyday.

In reply to the 2022 South Glos ‘Call for Sites’ in preparation for the new local plan, Avison Young, responding for the club, included “later living” residential models as part of their description of possible development. Perhaps your plan may yet come to fruition. 😀 I guess I should declare an interest Womble. My interest is Bristol Rovers. And my fear is that selling a portion of the training ground to developers could raise X millions but that those X millions will quickly disappear into a black hole instread of enabling the total transformation of the club which is what is needed. If we want a first class training ground and a first class stadium then we've got to stop looking for the quick easy solutions of which selling off assets is one. Much better IMO if we could find a way to squeeze more out of the asset than just its value as developmend land and at the same time create a first class and sustainable football training facility. You would hope that any income from a land sale to a residential developer would be ring fenced to develop The Quarters. This presumably explains why the club have not completed the planning conditions with regard to fencing, paths and landscaping, and South Glos planning department appear to have not made much of an effort to push them.

You’re getting a bit carried away ampg Here’s an example of astuteness. 2018 - 2020. 3 year training ground running costs (leased). £ 300 000. Avg league pos 58th 2021 - 2023. 3 year training ground infrastructure & running costs £ 3 900 000. Avg league pos 67th (infrastructure would be lost if new housing plan implemented) This is why I suggested in 2020 that it would be wise to continue leasing a training ground while a thorough investigation was made to determine how best to realize the potential of this land. The investigation would have involved close liaison with South Glos Council and the objective to find a way of providing Rovers with a first class training centre that would be sustainable.

Why didn't they lay the pitches elsewhere and then use that land for car parking etc?Yes, it does seem odd. And pitches appear to be re-laid/re-seeded every year, along with the pitch at The Mem, so a fair bit of money has been spent on them. Selling some land for housing might be in Rovers interests, but I just don't see how the size of the rest of the site can accommodate plans to expand the footballing use to get the whole of the club in one place.
