The stadium would be a relatively small part of a huge regeneration project and at this point in time the politicians have the power to lay out a few ground rule which we know in this case include a potential new home for Rovers. I'm happy to hope that the landlord leasing us a stadium facility may be a condition of the development. But to lease us other peripheral properties so cheaply that we can derive income from their sub-letting? A kindness too far for me. The landlord would want to lease out these units themselves, making profit themselves. I want whatever you're drinking, Sir. What I am suggesting is a very different Rovers. One with a credible business plan and substantial cash capitalization which can negotiate from a position of strength, set out what we can bring to the development and explain what we need including in the lease to make our part of the deal work. I'm all for this. I think this is what so many of us hoped we had found when Higgs sold to Al Qadi & Sons. I think you mean asking the developers to allow an enabling development, something like allocating Rovers land adjacent to the site on which a hotel or student apartments could be built, but no I’m not talking about that. The part of the plan calling for substantial recapitalization from outside investment means an enabling development is not needed. But the stadium itself would include ample facilities for revenue generation. For example, instead of someone showing up on a Saturday to sell pasties from a wooden hut there would be food, drink and other retail units run by specialist operators and open seven days a week to serve the newly created market in St Philips. Likewise the stadium would be the administrative base for other football related revenue generators such as TV channels and sports betting which would be in continuous operation.

I guess it boils down to the revenue split between landlord and tenant. It's always rankled with me - just how close was DS/BRFC to a deal with UWE? It still frustrates me that Taylor Wessing (on behalf of Dwane Sports) tabled a deadline on negotiations that UWE either didn't recognise or acknowledge. And that was it. The best opportunity for Bristol Rovers to move into a Stadium fit for purpose since WWII - gone - on the back of an ultimatum. Never mind though. Tempus horum.

As an example, here in Taiwan, we have a beach front with around 30 outlets to sell food, drink, swimming equipment and so on, these 30 outlets are owned by an individual Landlord, this Landlord does not want to deal with 30 individuals so the lease is offered for 5-years to another individual company/landlord. The purchaser of the 5-Year lease then offers the individual outlets to credible & vetted operators on a 1-5 year Lease basis. money money money!. The actual owner of the 30 units has a guaranteed payment, without considerable risk, the purchaser of the lease then has to get hopping on the commercial front to make it pay, not saying this is a possible Rovers model, but it works here.

Location, location, location. St Phillips??
Retail in the form of shops is dying.
We need better facilities akin to 21st century sports stadium, but I am still not convinced that FM site will bring us a significant cash-cow other than new Stadium facilities.
Are the new owners ref FM remotely interested in football?

Are the new owners ref FM remotely interested in football? Just look a little further south and you will see a crappy location with a decent stadium and basically copy that.

The needs of Commercial space is being redefined all the time so it’s a rather big gamble to assume retail will give a 30-year strong revenue flow. In Sydney, there’s even plans to build a stadium above the Central train station, rather than use ‘new’ brownfield.ground space
