From local experience the biggest issue with this sort of development is how late you are able to keep the floodlights on. The cricket ground had all sorts of nonsense. Assuming it will have 3G pitches and be used by the academy they will want floodlights til at least 9pm. That touches on something that occurred to me. I don't want to be picky, but the extant planning permission might not be for quite what we'd want. There's mention of a bar in the clubhouse. If the plans were for multiple amateur pitches and a clubhouse, I'd guess that would have multiple changing rooms and this bar. Wouldn't we want fewer changing rooms, a kitchen / canteen (given previous comments), no bar, some offices, a physio area, and maybe a gym? The original plans (with permission) aren't really available (retrospective uploads but come out as gibberish for me), but I don't think there's mention of 3G. Guven what we've had in the past, it would be wonderful as envisaged, but if we're building our own, wouldn't we want to build what we want?

If i was a local resident with that bit of spare land on my doorstep, i would be over the moon with a professional football club planning to use it as a training centre. I've got friends & family who live in other parts of the country, and they have had to put up with land nearby being sold & used for things a million times worse than a football training ground. ilke " we don't want speedway here"!!! well now you are having to live with stuff going on 24/7..... not just 40 odd days disruption a year.....

Have we/Dwayne Sports actually bought the land yet? Without going back into it, I think it says the owner is (still) Bristol Combination trustees or some such. There's mention of an address in Tormarton somewhere.

The site for Bristol Rovers' proposed new training ground has been revealed in planning documents that have been published online.
Chairman Steve Hamer revealed last week that 29 acres of land in an unnamed location had been identified and a South Gloucestershire planning application has now confirmed that Colony Farm in Hortham Lane, Almondsbury is the site Rovers are proposing to develop new training facilities on.
In the document, which was submitted on August 31, Rovers are named as the applicant and are seeking the green light to carry through to completion on a historical planning application that was approved for the 'erection of clubhouse, floodlights and store.' The plan also includes 'construction of vehicular and pedestrian access and car park'.
Planning permission for a similar use of the site was granted in 2001 but the development of training facilities by Bristol Combination Trustees – the original applicant – was never completed and the land, which currently has marked out football pitches, has since been used to house local amateur football clubs.

The club's decision to see the project through to completion depends on the removal of two conditions that were attached to the original planning permission that prohibited use of the facilities before 6pm during school term time.
They have also submitted justification for the removal of a condition that limits use of the site only to the previous applicant for non-professional and Under 18s matches unless a written request for consent is submitted to the council.
The plans are believed to include the construction of facilities that would initially meet Category 3 Academy status with the possibility of applying for upgrade to Category 2 status in the longer-term.
Rovers' first team has been a tenant at the Lawns - a 15-acre site that was previously owned by AXA – in Henbury since 2012, while the youth and academy sides are housed some 3 miles away at the Golden Hill Training Centre in Horfield.
The lease on that site expires in March and the club is keen to house their first-team and all of their age-group sides under the same roof at the proposed new training facility.

The original permission has a clubhouse with eight changing rooms. There are eight pitches, two of which are floodlit. The floodlit pitches lie between the clubhouse and the motorway. Assuming we don't want to make much in the way of external changes to the clubhouse, then interior changes can probably made as amendments to the original permission without the need for a fresh application. The lack of a bar and therefore no threat of perceived 'rowdy' behaviour, can only be a plus from the residents' point of view. Other items, like a 3G pitch, can be applied for once the conditions we want removed are dealt with.

You certainly can matey. As for the objections against a clubhouse ? Over my dead body ! My nearest pub is 3 miles away . I am surrounded by fields , have followed the rovers for nigh on 35 years and been a season ticket holder down the mem since we came back to Bristol. I now have the chance of a bar across the road from me owned by the gas ! Happy Feckin days 😀😀 a divorce is imminent

No objections from me , I live in the first house past the proposed site over the motorway I see the site is right alongside the M5 and very close to the M5 / M4 Almondsbury Interchange - any problems with traffic noise there, or is it well shielded? When I've been In Hambrook (north side of the M4) and Winterbourne Down there is a constant drone of the traffic from the M4. I don't know how the locals put up with it; perhaps they become accustomed to it over time - bit like the railway tunnel at Saltford, or houses near Lulsgate.
